Folks - the attacks just keep coming.

Check out the email blast the STR Fellowship of Santa Fe County just sent out.

Your need to read it NOW.

Why are our homes being treated like the government's piggy banks?

These attacks on STRs fundamentally attacks all of our property rights.

What is next?  Long term rentals?  Small home-based businesses?

We've attached a copy of the proposed Bill below.  Be sure to read it.   And for your sake, respond to the STR Fellowship's plea for your personal impact statement.  Email it to them including your name and address so the yahoo's at the RoundHouse know you are a real person.

Let's stop this bill!

Critical Action Required - Senate Bill 207 Attacks Our Rights

Senator Peter Wirth Wants ALL Your STR Money

Fellow STR Owners –

We have been following a nasty bill that has been introduced in the current 30-day Legislative session at the Roundhouse. This bill is a direct assault on STR owners – statewide.

This new bill would charge an exorbitant new tax on your STR income. This is NOT a tax your guests pay like GRT and Lodgers Tax. It is a NEW INCOME TAX that YOU pay on ALL your STR income.

This new bill also would drastically and permanently change well-established New Mexico State Lawto reclassify all STRs in the state as “commercial” property. This would have huge impacts on you, increasing your property taxes as much as 30%, possibly compromising your mortgage and title insurance and ultimately diminishing the value of your property and your ability to sell your property for what it’s worth.   This new bill will require you to obtain a notice of clearance from the city or county that you have paid all of your STR related taxes - prior to selling your home

The bill was put forth by Senator Peter Wirth (D), who is a known anti-STR extremist. The Fellowship has been following his attempts to shut down STRs state wide. We have feet on the floor of the Roundhouse right now talking to legislators to inform them of the negative impacts this bill would have on the state’s economy and residents who own STRs.

Our lobbying efforts are working - so far. We have the attention of legislators who understand the harm this bill would do. We have also engaged the lobbying team at AirBnB to work the floor at the Roundhouse on behalf of all STR owners in the city and the county and by extension, the entire state of New Mexico. Our goal is to kill the bill, BUT if it is read in session today it could come to a vote and become law.

Please take some time to read the bill — take a deep breath because it will make you angry.

Then TAKE ACTION.

We need your stories to convince legislators to kill this bill. Your personal impact statement will be put directly into the hands of key senators. They will listen.

Please, take a few minutes to write an email about how this bill will affect you and your family. Be sure to address the following 4 questions:

1. How will the bill impact you and your family financially?
2. How will this bill negatively impact you and your family's future in New Mexico?
3. How will this bill negatively impact your quality of life?
4. How will this bill impact you keeping and/or maintaining your home in New Mexico?

Email your personal statement to the STR Fellowship TODAY so we can deliver it to legislators who understand the value STRs bring to New Mexico and STOP THIS BILL.

Thank you!
Liz Emmens

NOTE:
Our sources tell us Senator Wirth and Bernalillo Tax Assessor Damien Lara are pushing this change, because they know our federal lawsuit has serious merits.  In other words - they are scared because they fear we are going to win and they are trying to circumvent the lawsuit.  Don't let that happen!  Keep supporting the lawsuit - Please Donate!
Keep Donating What You Can!
The lawsuit protects ALL OF OUR RIGHTS.
A federal ruling in our favor will cement the law in NM declaring STRs are residential, not commercial.
